If you’re thinking about moving to Sarpy County Nebraska, the first thing to know is that you’re not choosing one kind of community.
You’re choosing between five very different ones.
There’s Bellevue, Nebraska’s oldest city and home to Offutt Air Force Base. Papillion has grown into one of the metro’s most popular suburban communities. La Vista is reinventing itself around City Centre while remaining incredibly convenient to almost everything. Gretna is expanding so quickly that there seems to be something new every time you drive through. And then there’s Springfield, where Sarpy County starts feeling a whole lot more like small-town Nebraska.
That variety is one of the things that makes Sarpy County interesting.
Located immediately south of Omaha, Sarpy County is Nebraska’s smallest county geographically but one of its largest by population. More importantly, it continues to grow. In fact, Sarpy County describes itself as the fastest-growing county in Nebraska.
And when you drive around here, you can see it.
New neighborhoods are going up. Roads are expanding. Entertainment districts are being built. Businesses keep arriving. But at the same time, you can still hike through a forest, bike a crushed-limestone trail through the countryside, catch a baseball game, shop a farmers market or end up waiting for a train in a neighborhood that has been here for generations.
So if you’re trying to figure out where you belong in Sarpy County, let’s start with the big picture.

Where Is Sarpy County, Nebraska?
Sarpy County sits directly south of Omaha and includes Bellevue, Papillion, La Vista, Gretna and Springfield, along with Offutt Air Force Base.
That gives residents relatively easy access to Omaha while offering a wide range of communities, neighborhoods and housing options outside the city itself.
You can learn more about county government, services and current projects through the official Sarpy County website.
But population statistics and county maps only tell you so much.
If you’re considering moving here, what you probably really want to know is:
What’s the difference between all these places?
Quite a bit, actually.
Meet the Five Cities of Sarpy County
One of the biggest mistakes people make when researching Sarpy County is treating Bellevue, Papillion, La Vista, Gretna and Springfield like interchangeable Omaha suburbs.
They’re not.
Each has its own personality, development patterns and reasons someone might want to live there.
Bellevue: History, Offutt and a City Entering a New Era
Bellevue is Nebraska’s oldest continuous settlement, but it isn’t stuck in the past.
Its identity has been closely tied to Offutt Air Force Base for generations, and that military influence can be felt throughout the community. Active-duty service members, veterans, retirees and civilian employees are part of everyday life here.
Bellevue also offers some of the most established neighborhoods in Sarpy County, particularly in the older portions of the city, while newer development continues farther south.
Then there are the things that make Bellevue unmistakably Bellevue: Fontenelle Forest, Olde Towne, local businesses that have been around for decades, train crossings that always seem to know when you’re running late and, soon, a massive new waterpark development.

Papillion: Parks, Amenities and a Classic Suburban Setting
Papillion has earned plenty of national attention over the years, but what matters more is how the city actually functions day to day.
There are established neighborhoods, newer developments, a traditional downtown, major shopping around Shadow Lake, miles of trails and parks, and easy access to much of the rest of Sarpy County.
Walnut Creek Recreation Area gives residents a place to bike, fish, kayak, paddleboard or just get outside. Werner Park brings Omaha Storm Chasers baseball to town. SumTur Amphitheater adds concerts and community events.
And despite how much Papillion has grown, downtown still manages to feel like an actual downtown rather than a collection of chain stores.
There is a reason locals joke about the “Papillion premium.”

La Vista: Convenient, Central and Changing Fast
La Vista may be the easiest Sarpy County city to underestimate.
For years, it was mostly known as a quiet suburban community tucked between Omaha and Papillion.
Then City Centre happened.
The redevelopment around 84th Street has brought restaurants, entertainment, new development and The Astro, an indoor-outdoor music venue that attracts nationally touring acts.
Meanwhile, the established side of La Vista is still very much there: neighborhood parks, recreation programs, the library, longtime local businesses and quick access to I-80 and other parts of the metro.
La Vista doesn’t try particularly hard to impress anyone.
It just works.

Gretna: Growth, New Development and Plenty of Attention
If there’s one place where Sarpy County’s growth is impossible to miss, it’s Gretna.
New neighborhoods, businesses and infrastructure have transformed the area, while destinations like Nebraska Crossing, Vala’s Pumpkin Patch, Gretna Crossing YMCA and the enormous Hy-Vee have made Gretna a place people visit even if they don’t live there.
Yet drive a little farther and you’ll still find gravel roads, open land, trails and places like Holy Family Shrine overlooking the Platte River Valley.
That’s the interesting thing about Gretna right now.
It’s somewhere between what it was and what it’s becoming.

Springfield: Small-Town Sarpy County
And then there’s Springfield.
Springfield proves that moving to Sarpy County doesn’t necessarily mean moving to a traditional suburb.
The community has a compact downtown, locally owned businesses, open space, the MoPac Trail and the Sarpy County Fairgrounds. You can bike through town, stop for ice cream, hit the splash pad and finish the day with dinner overlooking the Platte River.
It’s considerably smaller than Bellevue, Papillion, La Vista or Gretna—and that’s exactly the appeal.
Springfield isn’t trying to be Omaha.
That’s kind of the point.

Sarpy County Is Growing — And You Can See It Everywhere
Sarpy County isn’t quietly adding a subdivision here and there.
This is substantial growth.
New residential and commercial development continues across the county, particularly in rapidly developing areas around Papillion and Gretna, while investments in roads and infrastructure continue alongside it.
And one of the most interesting projects isn’t happening in western Sarpy County at all.
It’s happening in Bellevue.
Bellevue Bay and the Future of South Bellevue
Bellevue Bay is a massive indoor waterpark currently under construction in south Bellevue.
The project is expected to become part of a much larger entertainment and development district in the area, bringing another major destination to a part of the city that has already been experiencing significant residential growth.
It’s also a great example of why an old description of Sarpy County can become outdated surprisingly quickly.

Things to Do in Sarpy County
One of the advantages of living in Sarpy County is that you don’t have to leave the county every time you want something to do.
You can hike at Fontenelle Forest in Bellevue, kayak at Walnut Creek in Papillion, see a concert at The Astro in La Vista, spend an entire fall day at Vala’s in Gretna or ride the MoPac Trail through Springfield.
There’s Werner Park for baseball. Nebraska Crossing for shopping. Farmers markets. Local festivals. Parks. Trails. Pumpkin patches. Restaurants. Live music.
And because Omaha is immediately to the north, the rest of the metro is still right there when you want it.
If you’re looking for ideas for your next free weekend, my Things to Do Around Omaha page is a good place to start.
And if fall is your season, don’t miss my guide to pumpkin patches and apple orchards around Omaha, because Sarpy County has more than its fair share.
Moving to Sarpy County Nebraska for Offutt Air Force Base?
If you’re PCSing to Offutt Air Force Base, Bellevue will probably be one of the first places you encounter in your housing search.
But it doesn’t have to be the only one you consider.
Bellevue offers some of the shortest commutes to Offutt, while Papillion and La Vista give you different combinations of neighborhoods, amenities and access. Gretna and Springfield can expand your options farther west depending on where you want to live and how much commuting you’re comfortable with.
There’s no universal “best” place to live near Offutt.
There is a place that makes the most sense for your commute, housing needs, budget and lifestyle.
As a retired Navy submarine veteran, I’ve moved enough times myself to understand that choosing where to live involves a whole lot more than drawing a circle around your duty station.

Which Sarpy County Community Should You Explore First?
Still staring at the map trying to figure out where to start?
Here’s the simplest way to think about it.
If proximity to Offutt and established neighborhoods are high on your list, start with Bellevue.
If you’re interested in parks, amenities and a traditional suburban setting, explore Papillion.
If convenience and interstate access are priorities, take a closer look at La Vista.
If newer development and rapid growth appeal to you, explore Gretna.
If you’re looking for a smaller-town setting and more open space, don’t overlook Springfield.
These aren’t hard-and-fast rules.
In fact, one of the best things you can do before buying is drive through several of these communities yourself.
Get off the main roads.
See how long the commute actually takes.
Walk through a neighborhood. Visit downtown. Find a park. Grab lunch somewhere local.
A real estate listing can tell you the square footage of a house.
It can’t tell you whether you’re going to like living there.
Housing in Sarpy County
Housing varies considerably across the county, which is another reason it’s difficult to describe a single “Sarpy County lifestyle.”
Bellevue has everything from older homes in established neighborhoods to newer construction on the city’s southern edge.
Papillion combines established neighborhoods with continued development and includes communities surrounding some of the area’s major recreational amenities.
La Vista has older established neighborhoods along with newer development.
Gretna has experienced significant residential expansion and continues to add new neighborhoods.
Springfield offers a different environment altogether, with a smaller-town setting and more open space surrounding the community.
And if waterfront living is part of your dream, Sarpy County also includes several options worth exploring. My guide to lake living near Omaha covers communities throughout the metro where you can get much closer to the water than many newcomers realize.
Schools in Sarpy County
School districts don’t always follow city boundaries neatly, so don’t assume a home’s mailing address automatically tells you which school district serves it.
Depending on the property, Sarpy County students may attend districts including Bellevue Public Schools, Papillion La Vista Community Schools, Gretna Public Schools, Springfield Platteview Community Schools or another district serving the area.
That’s especially important when you’re searching near municipal or district boundaries.
If school assignment matters to your move, verify the specific address directly with the applicable school district rather than relying solely on a real estate listing or city name.
Bicycling in Sarpy County
Sarpy County is also a great place to explore by bicycle. The West Papio Trail and its connections make it possible to ride through the Bellevue area and toward western Omaha, while Papillion offers scenic recreational trails. Find routes, family cycling tips, and local riding traditions in our guide to biking around Omaha and Sarpy County.
