Lake living near Omaha at Hanson Lake during a summer evening with waterfront homes and boats

When most people picture lake living, they imagine spending hours driving to the Lake of the Ozarks, Okoboji, or one of Minnesota’s famous lakes. What surprises many homebuyers is that lake living near Omaha is much closer than they realize.

Within about an hour of the Omaha metro, you’ll find private lake communities and public recreation areas where families spend weekends waterskiing, wakeboarding, tubing, fishing, kayaking, paddleboarding, and simply relaxing by the water. Some neighborhoods offer luxury waterfront homes with private docks, while others provide a more laid-back cabin atmosphere that has been enjoyed for generations.

As a local real estate agent, one of my favorite things is helping people discover communities they didn’t even know existed. If your dream home includes sunsets on the water and a boat tied up at your dock, here are some of the best places to explore for lake living near Omaha.

How this guide works: I’ve organized the lakes by area and focused on places where boating is part of the lifestyle. Boating rules vary, though, even between neighboring lakes. Some allow full wake sports, some limit speed or watercraft, and some are no-wake or electric-only. I’ve called out what I could confirm, but lake rules change, so always check the current covenants before you buy.

South of Omaha: Lake Communities Closest to Offutt AFB

If you’re stationed at Offutt or want to stay close to Bellevue and Papillion, start here. These are the lake communities I’d look at first for a practical commute. For more on getting on base, see my Offutt AFB gate access and traffic guide.

Hanson Lake

If you’re looking for a close-knit private lake community, Hanson Lake deserves a spot near the top of your list.

Located south of Bellevue near the Platte River, Hanson Lake is made up of several connected communities, including Hanson Lake, Hanson Lake 2, and Chris Lake. It’s tucked away from the hustle of the city but still close to shopping, dining, and work.

One of the things that makes Hanson unique is its strong sense of community. It’s common to find multiple generations of the same family owning homes here. Brothers buy neighboring lots. Parents and adult children share weekends on the lake.

There’s no public boat launch, so residents enjoy boating, waterskiing, wakeboarding, tubing, kayaking, paddleboarding, swimming, and fishing without the crowds you’ll find at larger public lakes. On a warm summer evening, you’ll see boats pulling skiers, kids jumping off docks, neighbors waving from golf carts, and people gathered around backyard fire pits overlooking the water.

Heading out on the boat is part of Omaha Lake Living

Summer afternoons at Hanson Lake often include boating, swimming, paddleboarding, and time spent with neighbors on the water.

Hawaiian Village

Despite its tropical-sounding name, Hawaiian Village has long been one of the Omaha area’s hidden gems for lake enthusiasts.

This private community has a Papillion address and sits in the Springfield Platteview school district. Residents get boating and waterfront recreation close to restaurants, shopping, and everyday necessities, along with a community recreation area with sand volleyball, fire pits, and a tennis court.

The lake has its own state-recognized boating rules, including a daytime speed limit and no-wake coves. It’s a good example of why it pays to read the rules for each lake before you buy a boat to match.

Beaver Lake

Located less than 30 minutes south of Omaha near Plattsmouth, Beaver Lake is one of eastern Nebraska’s most established private lake communities.

Covering nearly 300 acres, Beaver Lake offers plenty of room for boating, skiing, tubing, wakeboarding, fishing, and swimming. Boats travel counterclockwise, with a 45 mph top speed and a no-wake zone near shore. Unlike many lakes developed along flood-prone river bottoms, Beaver Lake sits on higher ground and was not impacted by the significant Platte River flooding that affected several other area lakes in 2019.

Residents enjoy both waterfront and interior lots, with homes ranging from cozy lake retreats to spacious year-round residences. Many lots are not builder-attached, giving homeowners more freedom to build on their own timeline. The community maintains its own water and sewer systems, roads, and common areas through the homeowners association.

One unique benefit is that non-property owners may be able to lease lake rights from a current owner, allowing boating access without purchasing a home in the community. For boating enthusiasts who aren’t quite ready to buy, it’s an option you won’t find at many other private lakes.

Buccaneer Bay

Just west of Plattsmouth and about 10 minutes south of Bellevue, Buccaneer Bay combines lake views with Bay Hills Golf Club. You’ll find waterfront homes, homes overlooking the course, and newer villas, which gives buyers more variety than many lake neighborhoods offer.

The community has a 48-acre boating and jet ski lake, plus Sailboat Lake, a no-wake lake for fishing. Your boating options depend on which water a home sits on, so ask before you fall in love with a house.

Like many of Nebraska’s private sandpit lakes, Buccaneer Bay allows homeowners to enjoy life on the water without spending hours driving to a vacation destination every weekend. Whether your perfect Saturday includes pulling kids on tubes, cruising the shoreline, or simply watching the sunset from your deck, communities like Buccaneer Bay make that lifestyle possible.

As an added bonus, it’s located right by Wimbro Farms, so you can stop and get fresh flowers to add to your lake view just about anytime you want.

Copper Dollar Cove

Copper Dollar Cove is an established Plattsmouth-area neighborhood with access to two private lakes, plus a neighborhood beach, walking trail, and ATV trail. Lots are often larger than you’ll find in many lake communities, and several homes have big garages for boats and toys.

Not every home sits directly on the water, so this can be a more approachable way into lake life. The large lake is used for swimming, waterskiing, and tubing, while the small lake is kept quieter for fishing and non-motorized or low-speed boating. Ask how lake access works for the specific property.

West Omaha, Valley & Waterloo

Thanks to a high water table and rich gravel deposits, western Douglas County has become the Omaha area’s biggest hub for lake development. You could spend a full weekend touring lake neighborhoods out here.

Bluewater

If luxury lake living is your goal, Bluewater is one of the premier communities in eastern Nebraska.

Developed beginning in 2016, Bluewater features more than 250 acres of water with large custom homes built around a wake lake designed for waterskiing, wakeboarding, surfing, tubing, and jet skiing. Unlike many traditional lake communities, the homes here are modern, spacious, and intentionally designed to maximize lake views.

Most homes range between 4,500 and 5,000 square feet, with many offering private sandy beaches instead of traditional seawalls. Because the neighborhood is newer, buyers will also find contemporary architecture and updated floor plans that appeal to today’s homeowners.

Bluewater remains an active, growing community with additional construction still taking place, making it one of the few lake neighborhoods where buyers may still find opportunities to build a custom home. For those searching for upscale lake living near Omaha, Bluewater continues to attract attention for both its amenities and its proximity to the metro.

Ginger Cove

Few lake communities near Omaha have the history and character of Ginger Cove.

Originally developed beginning in the 1960s, Ginger Cove offers a completely different atmosphere than many of the area’s newer neighborhoods. Mature trees line the streets, lake cottages sit beside beautifully renovated homes, and many families have owned property here for generations. The community includes about 100 acres of spring-fed, sand-bottom lake and 160 lots.

One of the things residents love most is the balance between activity and relaxation. Portions of the lake allow wake boating, waterskiing, and tubing, while designated no-wake areas create quieter spaces for kayaking, fishing, and simply enjoying the scenery. That combination helps make Ginger Cove appealing to a wide variety of homeowners.

Another unique feature is the extensive trail system connecting Ginger Cove with neighboring communities, providing additional opportunities to enjoy the outdoors even when you’re not on the water.

If you’re drawn to the charm of an established lake community with plenty of personality, Ginger Cove offers one of the most distinctive experiences for lake living near Omaha.

Flatwater Lake

Flatwater Lake is a newer community in Valley built around a spring-fed lake of roughly 80 to 87 acres. Listings describe boating, waterskiing, tubing, jet skiing, and wakeboarding, with a community beach, and a nearby park and pickleball courts.

One detail serious wake boaters should notice: Flatwater is a no-ballast lake. If you own or want a wake boat, make sure it fits the rules before you buy. Lot availability is also getting tighter, so this is one to watch if you want to build.

Timber Shores

Timber Shores gives you two different lake experiences in one Valley neighborhood: a 34-acre recreation lake for boating, skiing, sailing, and paddleboarding, and a smaller 7-acre no-wake lake for fishing and quiet mornings.

That combination makes it a great fit if one person in the house wants to ski and another wants to sit on the dock with a cup of coffee. Mature landscaping also gives it a more established feel than brand-new developments.

West Shores

Located in Waterloo near Highway 275 and West Dodge Road, West Shores began in 2001 and has grown into one of the area’s best-known lake neighborhoods. The community includes a 203-acre lake, 242 lakeside lots with sandy beaches, walking trails, a children’s park, an island recreation area reachable only by boat, and a marina that sells fuel.

The lake is managed closely. Only boats owned and registered by West Shores homeowners are allowed on the water, and the community is known for events like its Fourth of July boat parade and fireworks. It’s in the Douglas County West school district and has easy access to West Dodge and West Center.

Riverside Lakes

If you want an established neighborhood with room to run a boat, take a look at Riverside Lakes in Waterloo. The community has a larger boating lake of around 90 acres with a two-mile ski run, a smaller fishing lake of around 26 acres, and access to the Elkhorn River from some properties.

Homes here have more variety and age than you’ll see in the newest developments, with plenty of 1960s and 1970s construction alongside updated and newer builds.

Mallard Landing

Mallard Landing is built around a 78-acre, sand-bottom lake near Valley at 264th and West Maple. It’s an active community with block parties, Fourth of July fireworks and a parade, fishing tournaments, and progressive dinners.

Ski boats are allowed here, but personal watercraft are not. If a jet ski is part of your plan, that’s an important detail to know before you buy.

Ashland: Between Omaha & Lincoln

These two gated communities work well for buyers who split time between Omaha and Lincoln or want quick access to I-80.

Sandy Pointe

Located near Ashland, Sandy Pointe has become one of the area’s newer waterfront communities, offering a blend of modern homes, private lake access, and a quieter pace of life. Its location makes it appealing for buyers who want the feeling of a weekend getaway while remaining within commuting distance of both Omaha and Lincoln.

This gated development includes 202 non-builder-attached lots and nearly 300 acres of water spread across three distinct bodies of water, with about 10 miles of shoreline. Boating, fishing, and jet skiing are part of everyday life here, and ATVs, UTVs, and golf carts are welcome.

The community is designed around lake recreation, making it an attractive option for boating enthusiasts, paddleboarders, kayakers, and families who simply enjoy spending time outdoors. Newer construction and thoughtfully designed homes give Sandy Pointe a different feel than some of the area’s older lake neighborhoods, with many properties taking full advantage of waterfront views and outdoor entertaining spaces.

For buyers looking for newer homes and a relaxed atmosphere, Sandy Pointe is another excellent option to consider when exploring lake living near Omaha.

Lake Allure

Lake Allure is a gated, full-wake community built around a 200-acre sand-bottom lake north of Ashland. Residents have access to a marina, boat storage, and beaches, along with boating, wake sports, jet skiing, and fishing.

It’s a great option if you want big-water recreation between Omaha and Lincoln. Some available lots aren’t tied to a specific builder, but check the deadline for starting construction. At least one recent listing required building to begin within three years of purchase.

Fremont Area

Fremont gives you the widest range of lake options, from established cabin-style neighborhoods to luxury new construction to public lakes with campgrounds.

Woodcliff Lakes

Woodcliff is a private, gated community about two miles south of Fremont, with roughly 440 homes on two lakes totaling about 145 acres. It feels almost like a small resort town, with a marina, restaurants and bars, a community center, parks, a splash pad, sports courts, ATV-friendly roads, and summer events.

Homes range from cozy cabins and 1970s ranches to fully renovated and custom waterfront properties. Boating, skiing, fishing, and jet skiing are all part of the lifestyle, which makes Woodcliff a strong choice for either a full-time home or a weekend place.

Hills Farm Lakes

Hills Farm Lakes is a 500-acre, two-lake development by NEBCO outside Fremont, about 15 minutes from West Omaha and 45 minutes from Lincoln. This gated community will showcase a variety of architectural styles, with city utilities, fiber, natural gas, recreational trails, and Platte River access.

East Lake’s initial phases include nearly 110 acres of water, 92 residential lots, and 4.25 miles of shoreline, with future phases planned to add 60 acres of water and 54 lots. Current lots start at $200,000. Coming soon, West Lake will be a pontoon-only, no-wake lake with 55 lots, giving buyers a quieter option in the same community.

Fremont Lakes State Recreation Area

Located just south of Fremont, the Fremont State Recreation Area offers something many lake communities cannot: variety.

Instead of a single lake, the recreation area includes numerous sandpit lakes that provide opportunities for boating, fishing, swimming, camping, and watersports. Victory Lake accommodates powerboating, making the area especially popular with families looking for an active weekend on the water.

Because many of these lakes were formed from sand excavation along the Platte River, they’re known for relatively clear water and sandy shorelines. Residents and visitors alike appreciate the combination of boating, beaches, campgrounds, and nearby outdoor recreation.

This is a state recreation area, so it’s a place to visit rather than a neighborhood to buy into. If you love the area and want to own on the water, Woodcliff and Hills Farm are the nearest places to start. Homebuyers interested in lake living near Omaha will also find surrounding neighborhoods that offer waterfront properties at a variety of price points compared to some of the area’s larger private lake communities.

Whether you’re looking for a weekend destination or a place to call home, the Fremont area provides plenty of opportunities to enjoy Nebraska’s outdoor lifestyle.

Northwest Omaha

Bennington Lake (Newport Landing)

Newport Landing surrounds Bennington Lake in northwest Omaha, and all of its residential lots sit on the water. It’s a full-wake lake of more than 250 acres with fishing, a walking and biking trail, and a mix of custom home styles built since 2001.

Bennington Lake has become increasingly popular with buyers looking for newer construction combined with waterfront living.

You can jet ski, wakeboard, and cruise the lake, then be back on Bennington Road in minutes. That combination of big water and metro convenience is what makes it one of the area’s most sought-after lake neighborhoods. Some coves are no-wake, so ask about the specific part of the lake when comparing homes.

Located northwest of Omaha, the community offers the convenience of city access while still providing opportunities for boating and watersports. Many homes feature modern layouts, updated finishes, and the kind of outdoor living spaces buyers often hope to find when searching for lake living near Omaha.

Its location also makes it attractive for commuters who want to spend weekdays working in Omaha and weekends enjoying time on the water with family and friends.

Public Boating Close to Downtown

Lake Manawa

If you ask longtime Omaha boaters where they’ve spent countless summer weekends, there’s a good chance Lake Manawa will come up early in the conversation.

Located just across the river in Council Bluffs, Lake Manawa State Park has long been one of the area’s premier destinations for boating, waterskiing, tubing, fishing, paddleboarding, and family recreation. Its larger size makes it especially attractive for owners of speed boats who want plenty of room to enjoy a day on the water.

One of the biggest draws is the atmosphere. During the summer you’ll find everything from families teaching kids to ski to groups anchored together in the popular “party cove,” where the shallow water creates the perfect place to relax, float, and enjoy the sunshine.

The sunsets over Lake Manawa are another favorite among locals, and on clear evenings you’ll even catch views of the Omaha skyline and planes arriving and departing nearby Eppley Airfield. Keep in mind that Iowa has restricted the lake to no-wake speeds during past high-water periods.

While many people visit for the day, the surrounding neighborhoods also offer opportunities to enjoy lake living near Omaha with convenient access to one of the region’s most popular boating destinations.

Lake Manawa’s public beach is a favorite destination for families looking to cool off during the summer.

Carter Lake

Few places have a story quite like Carter Lake.

Although it’s completely surrounded by Nebraska, Carter Lake officially belongs to Iowa thanks to a historic shift in the Missouri River more than 150 years ago. Today, it offers one of the closest waterfront lifestyles to downtown Omaha.

For boat owners, Carter Lake is particularly attractive because of its marinas and convenient access to both the lake and the Missouri River. Whether you’re heading out for an afternoon cruise or spending the day on the water with family and friends, it’s hard to beat the convenience of being just minutes from downtown.

Beyond boating, Carter Lake also offers fishing, kayaking, paddleboarding, and waterfront dining, creating a unique blend of recreation and city access that’s difficult to find elsewhere in the metro.

For buyers who want the excitement of boating without giving up the conveniences of city living, Carter Lake is well worth exploring as part of your search for lake living near Omaha.

Prefer Quieter Water?

Some buyers love the water but don’t want wake boats, jet skis, or constant activity. These lakes don’t belong on a wake-sports list, but they’re worth knowing about.

Valley Shores (Valley): A 42-acre lake neighborhood with leisure boating, swimming, fishing, and private beaches on lakeside lots, next to The Pines golf course. It’s a rare mix of waterfront living and golf.

Still Water Lake (Valley): A newer 30-acre, spring-fed, no-wake lake for fishing, paddle boats, paddleboards, kayaks, and canoes, with a beach, playground, and pickleball court planned around single-family and townhome lots.

Lake Galleria at Gallery 23 East (Fremont): A 14-acre, 25-foot-deep no-wake lake reserved exclusively for lake lot residents, with lots that allow beaches, docks, and swimming areas.

Louisville State Recreation Area (Louisville): Five sandpit lakes with about 50 surface acres of water. Only non-powered and electric boats are allowed, which makes it a better fit for paddling, fishing, camping, and the floating playground than for speed boats.

Located southeast of Omaha along the Platte River, the Louisville area is often overlooked by buyers who are just beginning their search for lake property.

In reality, the area offers a collection of sandpit lakes, outdoor recreation, Platte River access, and nearby waterfront communities that make it a favorite among boating enthusiasts.

For those willing to venture just a bit farther from Omaha, Louisville combines scenic beauty, quieter surroundings, and easy access to outdoor recreation that makes lake living near Omaha feel like a year-round vacation.

Flanagan Lake (Omaha): A 220-acre public lake near 168th and Fort with no-wake boating, fishing, and a five-mile trail.

Lake Wanahoo (Wahoo): A public no-wake lake with fishing and camping just north of Wahoo.

Beyond the Lakes: Missouri River & Platte River Adventures

Lake living isn’t the only way to enjoy life on the water around Omaha.

Many local boaters launch from NP Dodge Marina, providing direct access to the Missouri River for fishing, sightseeing, and long summer cruises. The marina serves as a popular starting point for those who enjoy exploring the river instead of staying on a single lake.

The Platte River offers another unique experience. During the warmer months, you’ll often spot airboats navigating the braided channels while outdoor enthusiasts spend the day fishing, exploring sandbars, or simply enjoying Nebraska’s wide-open river landscape.

For some families, the perfect setup is actually living in one of the nearby lake communities while enjoying easy access to both lake recreation and river adventures.

A personal watercraft leaves NP Dodge Marina for an afternoon on the Missouri River.

Public vs. Private: Which Type of Lake Fits Your Lifestyle?

One of the first decisions many buyers make isn’t which lake they prefer—it’s whether they want a public or private lake community.

Private lake communities like Hanson Lake, Beaver Lake, Buccaneer Bay, Bennington Lake, Bluewater, Ginger Cove, Hawaiian Village, and Sandy Pointe often offer a quieter atmosphere with controlled access, fewer crowds, and a stronger neighborhood feel. Many homeowners know one another, and it’s common to see families gathering on docks, children learning to waterski, or neighbors cruising the shoreline on golf carts during the summer.

Public lakes such as Lake Manawa, Carter Lake, and the Fremont lakes welcome everyone and typically provide public boat launches, beaches, campgrounds, and larger areas for recreation. They can be busier during peak summer weekends, but they also offer incredible opportunities for boating and watersports without purchasing property inside a private community.

Neither option is better—it simply depends on the lifestyle you’re looking for.

What to Know Before Buying a Lake Home Near Omaha

A lake home comes with a few things a typical house doesn’t, including flood zones, association dues, shoreline upkeep, and rules for docks and lifts. Utilities, building requirements, and property taxes can also vary from one community to the next, so look closely before you write an offer.

If you’re expecting another PCS, also check whether the community allows rentals. As a property manager, I’ve seen how much it helps to know your options before orders arrive.

What Do Lake Rights Actually Mean?

Buying on or near a lake doesn’t automatically give you the right to use it however you want. Rules can limit everything from boat type and speed to guest access and dock size, so confirm what comes with that specific property and get the covenants and lake rules in writing.

How Much Does Lake Living Near Omaha Cost?

Prices move too quickly to list a reliable number for every lake, but these are the biggest factors:

  • Waterfront homes usually carry the highest price because you’re paying for frontage, views, and direct access.
  • Off-water homes with lake privileges can offer a more affordable way into the lifestyle.
  • Existing homes in older communities can cost less than new construction, though some may need updates or shoreline work.
  • Vacant lots let you build what you want, but you’ll need to budget for the lot, construction, landscaping, shoreline work, and any dock or lift.

In 2026, lake-area listings have ranged from the $300s and $400s in parts of the south metro to more than $1 million in many of the newer waterfront communities. Hills Farm lots alone have started around $200,000.

The purchase price is only part of the picture. Budget for association dues, insurance, boat storage, dock and lift maintenance, and higher taxes. For a broader look at housing costs, see my cost of living in Omaha guide.

Lake Living Near Omaha: Frequently Asked Questions

Justin has managed a rental property we were in. He did a great job going above and beyond to resolve an electrical issue we had. He had to go back and forth with the warranty company on a dryer and the electrician. He got it resolved quickly with very little input from us. Great guy!

Relocating across the country while on active duty can be stressful, but Justin made the home-buying process effortless. From the start, he understood the unique challenges of a military PCS and went above and beyond what we ever expected. We completed our entire closing remotely, and Justin handled every detail to make it seamless. Even after closing, his support didn't stop. Since we couldn't be there right away, Justin personally installed our garden hoses and set up our automatic sprinkler system to keep our new lawn healthy until we arrived. He also connected us with trusted contractors so we could begin home improvement projects before moving in, saving us valuable time. As if that wasn't enough, he even received one of my vehicles after it was shipped, giving us one less thing to worry about during an already hectic cross-country move. Those aren't things a realtor is expected to do—they're things someone does because they genuinely care about their clients. Justin didn't just help us buy a house; he helped our family make a smooth transition to a new community. His professionalism, communication, local knowledge, and willingness to go above and beyond are second to none. If you're looking for a realtor who will advocate for you, treat you like family, and continue supporting you long after closing day, I can't recommend Justin highly enough. Thank you for Everything you did for our family—we truly appreciate it.

Cannot recommend Justin enough. As first time buyers he patiently walked us through the process along with all of our questions. Being a military family, we had to close sight unseen (nerve racking to say the least), but he ensured every last detail was addressed before we stepped foot in our home. Justin is an expert, well connected in the greater Omaha community, and above all trustworthy .

Justin was an excellent realtor for us. He showed us probably dozens of homes, and was with us and supportive every step of the way. He was there to assist us in navigating when our first deal fell through, helping us deal with the process and some extremely unprofessional agents. He is very knowledgeable and helpful and I cannot recommend him enough, especially if you are military looking to buy in the area, or a veteran looking to find your forever home.
