Suburban Omaha home in fall neighborhood setting illustrating Nebraska Home Insurance Tips for local homeowners.

Home insurance can feel like one of those “adulting” chores you handle once a year and try not
to think about again. But in Nebraska, that approach can get expensive fast, because our
weather, our basements, and even our county-by-county coverage rules make home insurance
a little spicy. These Nebraska home insurance tips come from a conversation with Jessica
Franker, an American Family Insurance agent with 18 years in the industry, and they’ll help you
avoid the most common (and most painful) surprises.

1) Your Roof Age Matters More Than You Think and You Need Proof

In Nebraska and Iowa, roof age has become a major factor in what coverage you can even get,
not just what you pay.

Here’s what’s changing:

  • Some policies will cover a roof at full replacement cost only up to a certain age.
  • After that, many switch to Actual Cash Value (ACV) or a roof payment schedule,
meaning depreciation kicks in and your payout can be a lot lower than you expect.

Jessica’s biggest warning: documentation matters. If an insurance application says your roof
was replaced in 2025, but it was actually done in 2010, and you can’t back up the newer date
with invoices, an insurance company may reduce or deny a claim because the application was
inaccurate.

Nebraska home insurance tips takeaway: Save invoices and receipts (roof, windows, gutters,
upgrades). Send them to your agent to keep on file.

2) Wind and Hail Are Nebraska’s #1 Home Damage Risk and Deductibles Are Shifting

Nebraska homeowners deal with wind and hail as a normal part of life (annoying, but true).
Insurers know that, and many policies now treat wind/hail differently than “regular” claims like
theft or fire.

What you may see:

  • A separate wind/hail deductible (sometimes higher than your all-other peril deductible).
  • Or a policy where the overall all-peril deductible is higher due to wind/hail risk.

You can sometimes score a lower premium, but the tradeoff is paying more out of pocket when
the storm hits.

Nebraska home insurance tips takeaway: Don’t shop by premium alone. Ask: “What is my
wind/hail deductible and does my roof pay out in Full Replacement or Depreciation?”

3) Endorsements Aren’t “Nice Extras” Anymore – They’re How You Get Real Coverage

Jessica was blunt about how the industry has changed: older policies used to feel “all-inclusive.”
Now, exclusions are where surprises live, and endorsements (also called riders) are how you
buy back coverage you assumed was included.

Some of the most important endorsements Jessica recommends in Nebraska:

Sewer Backup / Sump Pump Failure

A lot of homeowners assume sewer backup is automatically covered. Usually it’s not.

Jessica recommends at least $25,000 coverage if it’s available (because $10,000
doesn’t go far anymore).

Hidden Water (Slow Leak) Endorsement

Slow leaks behind walls, under toilet seals, or “seepage over time” are often excluded.

With a hidden water endorsement, that type of damage can be covered. Jessica noted this can be surprisingly inexpensive for the peace of mind.

Roof Replacement Cost Endorsement (If Eligible)

If you’re not the type to keep a deductible or roof depreciation fund sitting around, this can be a
big deal. Even the same company can vary by territory (county/zip code). Douglas vs Sarpy
counties may not be treated the same when it comes to roof coverage.

Also: Jessica encourages people to verify that “Roof Replacement” is actually listed on the
policy and that the year is accurate. If it’s not in writing on the policy forms, how do you know
it’s covered?

Metal “Marring” / Cosmetic Hail Damage Coverage

Some policies exclude cosmetic hail damage to metal items like gutters, downspouts, doors (including garage doors), soffit/fascia, eaves, window wraps, etc.

Some companies allow an endorsement to cover it, some don’t. Is it functional or cosmetic
damage? Cosmetic damage is no longer an automatic coverage like it used to be with carriers.

Nebraska home insurance tips takeaway: Ask your agent, “What’s excluded that I can add
back with endorsements, and what’s excluded with no option to buy it back?”

4) Finished Basements Are A Huge Nebraska Trap (Especially for People Moving Here)

If you’re moving from a place where basements aren’t common (many coastal areas), Nebraska
can surprise you fast. A finished basement can represent tens of thousands (or more) in value
and it’s one of the biggest ways people end up underinsured.

If you’re relocating to the Omaha area for a new assignment at Offutt AFB, it’s also important to understand how your housing budget connects to insurance coverage. The 2026 BAH rates for Omaha and Offutt AFB determine your purchase range, but your dwelling limit determines your rebuild protection. Those two numbers should align, especially when finished basements are common in this market.

Here’s the problem:

  • Some insurers estimate coverage using assessor records.
  • If a basement was finished without permits (or never updated with the county), the
records may not reflect the true finished square footage.
  • Result – you may be insured for way less than it would cost to rebuild after a total loss.

Jessica also mentioned that some companies perform post-bind inspections (after writing the
policy). If they discover the basement is finished and it wasn’t accounted for, the policy may be
adjusted and premiums may rise because the insured value is higher.

Nebraska home insurance tips takeaway: Make sure your policy reflects your true finished
square footage and finishes (flooring, counters, siding type, etc.). If nobody asked questions
about your finishes, that’s a red flag.

5) That “Extra Cushion” on Dwelling Coverage is Helpful…But Not Guaranteed

Many companies include an “extended replacement” cushion (like +20%, +25%, sometimes
more). Sounds great until you learn the fine print:

Jessica’s point: the only guaranteed amount is the base dwelling limit. That extra cushion
may apply only under certain conditions in a total loss scenario.

So if someone insures you low because “don’t worry, there’s a 50% cushion,” that could leave
you exposed and underinsured.

Nebraska home insurance tips takeaway: Insure the home correctly at the base limit for your
real rebuild cost. Treat the cushion as backup, not your plan.

6) Claims Affect More Than Your Rate – They Can Affect Whether You’re Even Eligible or Renewable

A claim isn’t “bad.” Insurance exists for a reason. But Jessica emphasized something most
people don’t think about:

  • Claims impact underwriting eligibility (not just premium).
  • Some carriers are far stricter than others, especially after major storm years.

Jessica’s practical advice:

  • If you’re unsure whether something is covered, talk to your local agent first.
  • Consider getting a contractor estimate before filing. Sometimes damage won’t exceed
    your deductible anyway.
  • Save claims for losses that truly justify using the policy.

One insider warning from Jessica: Some direct, call-center style carriers may open a claim
simply because you called and asked questions. That can hurt you later when you shop
insurance.

Nebraska home insurance tips takeaway: If you want guidance without accidentally creating
a claim record, start with a local agency you like, know, and trust where you can talk scenarios
first.

7) Liability Coverage (and Umbrella Policies) Are The Easiest “Why Wouldn’t You?” Upgrades

This part was honestly the most bang-for-your-buck advice.

Jessica explained:

  • Many homeowners carry $300,000 liability by default (some even $100,000).
  • Increasing liability to $1 million can cost surprisingly little per year.
  • And higher base liability is often required to qualify for an umbrella policy.

What an Umbrella Policy Does

An umbrella policy is excess liability coverage that sits on top of your home + auto (and other
“toys” like ATVs, motorcycles, etc.) – but only if those underlying items are properly insured.

Why it matters in Nebraska:

  • Backyard risks (trampolines, swing sets, pools, icy sidewalks).
  • Accidents that lead to lawsuits.
  • Big auto accidents (multi-car, severe injury, etc.) – this is where umbrellas often get used.

Jessica also noted umbrella policies can:

  • Provide discounts on home and auto.
  • Follow you more broadly (even worldwide, depending on policy language).
  • And protect assets/future wages in serious lawsuit scenarios.

Nebraska home insurance tips takeaway: If you have kids, guests, a trampoline history, teen
drivers coming soon, or you simply have assets worth protecting, ask about umbrella coverage
and bumping up your liability limits.

Quick Checklist

Here are some questions to ask your agent this week – Use these exactly as written if you want:

  1. Is my roof covered at replacement cost or actual cash value, and what roof age rules
    apply?
  2. What is my wind/hail deductible?
  3. Do I have sewer backup/sump pump coverage? How much?
  4. Do I have hidden water (slow leak) coverage?
  5. Does my dwelling limit reflect my finished basement and real finishes?
  6. Did anything change at renewal, like coverages, exclusions, deductibles?
  7. What liability limit do I have, and what would $1M cost?
  8. Would an umbrella policy make sense for my household?

Home insurance in Nebraska isn’t just paperwork, it’s a contract that changes, evolves, and
sometimes quietly removes coverage unless you’re paying attention. The good news? With the
right questions and a few smart endorsements, you can get coverage that actually matches real
Nebraska life.

FAQ: Nebraska Home Insurance Tips

Does homeowners insurance cover sewer backup in Nebraska?
Usually not automatically. Sewer backup and sump pump failure are typically added through an endorsement. Local American Family Insurance agent Jessica Franker recommends at least $25,000 in sewer backup coverage if it’s available, because $10,000 doesn’t go far anymore.

How does roof age affect home insurance in Nebraska?
Roof age can affect what coverage you can get, not just what you pay. Some policies cover a roof at full replacement cost only up to a certain age, then switch to actual cash value or a roof payment schedule, which means depreciation lowers your payout. Keep invoices that prove when your roof was replaced and send them to your agent.

What is a wind and hail deductible?
It’s a separate deductible that applies to wind and hail claims, and it’s sometimes higher than the deductible for other claims like theft or fire. Some policies raise the overall deductible instead. Before choosing a policy, ask what your wind and hail deductible is and whether your roof pays out at full replacement cost or depreciated value.

Do finished basements affect home insurance in Nebraska?
Yes. A finished basement can add tens of thousands of dollars in value, and it’s one of the most common ways Nebraska homeowners end up underinsured. Some insurers estimate coverage from county assessor records, which may not show basement finishing done without permits. Make sure your policy reflects your true finished square footage and finishes.

Is an umbrella policy worth it in Nebraska?
For many households, yes. Raising home liability coverage from a typical $300,000 to $1 million can cost surprisingly little, and higher base liability is often required to qualify for an umbrella policy. An umbrella adds liability coverage on top of your home and auto policies, which helps protect your assets and future wages if you face a serious lawsuit.

Justin has managed a rental property we were in. He did a great job going above and beyond to resolve an electrical issue we had. He had to go back and forth with the warranty company on a dryer and the electrician. He got it resolved quickly with very little input from us. Great guy!

We couldn't have asked for a better realtor! Incredibly accommodating and responsive, always keeping us informed every step of the way. Relocating across the country while on active duty can be stressful, but Justin made the home-buying process effortless. From the start, he understood the unique challenges of a military PCS and went above and beyond what we ever expected. We completed our entire closing remotely, and Justin handled every detail to make it seamless. Even after closing, his support didn't stop. Since we couldn't be there right away, Justin personally installed our garden hoses and set up our automatic sprinkler system to keep our new lawn healthy until we arrived. He also connected us with trusted contractors so we could begin home improvement projects before moving in, saving us valuable time. As if that wasn't enough, he even received one of my vehicles after it was shipped, giving us one less thing to worry about during an already hectic cross-country move. Those aren't things a realtor is expected to do—they're things someone does because they genuinely care about their clients. Justin didn't just help us buy a house; he helped our family make a smooth transition to a new community. His professionalism, communication, local knowledge, and willingness to go above and beyond are second to none. If you're looking for a realtor who will advocate for you, treat you like family, and continue supporting you long after closing day, I can't recommend Justin highly enough. Thank you for Everything you did for our family—we truly appreciate it.

Cannot recommend Justin enough. As first time buyers he patiently walked us through the process along with all of our questions. Being a military family, we had to close sight unseen (nerve racking to say the least), but he ensured every last detail was addressed before we stepped foot in our home. Justin is an expert, well connected in the greater Omaha community, and above all trustworthy .

Justin was an excellent realtor for us. He showed us probably dozens of homes, and was with us and supportive every step of the way. He was there to assist us in navigating when our first deal fell through, helping us deal with the process and some extremely unprofessional agents. He is very knowledgeable and helpful and I cannot recommend him enough, especially if you are military looking to buy in the area, or a veteran looking to find your forever home.
